Linora, this is where CHARACTER comes into play. Does the bank get a percentage of the profit when the equity zooms up? No. So why does the bank take the fall if they lose money? If its not a high risk loan that should have never been on the market, if there is no hardship involved, then your word is your bond. This is what is further driving the market down .... mad people, it's not the banks fault in this scenario. They EXPECTED windfall equity and they didn't get it, poor them. People like this will have ruined credit .. there will be no way out of that. A short sale can come off their credit in 2 years .. My friend did that because she had to ... her hubby walked out and she could no longer pay the mortgage and couldn't sell. She didn't leave because she was a spoiled brat who didn't get what she though she would.
I sign a loan for a car ... just because the car is not worth the value the moment you drive off does that mean the bank doesn't expect me to pay.

Rockertober, you are right when you hint that the problem is the banks. The banks are largely at fault because the banks were making huge windfall profits during this credit spiral.A bank with a $100K can give you a mortgage, then they can sell your mortgage; what they are actually selling is the future interest on your mortgage. So now they have back the $100K plus interest, then they can make another mortgage, and cycle goes on...with these crazy new investment banks and all these new "derivatives" complicated financial instruments that basically sold future interest, bank could be lending out at a 50 or even 250 to 1 ratio, which means, with just $100 of capital, they could generate $250,000 of loans. This is nuts and it all sounds crazy, but this is the kind of thing that has been going on at Wall Street. Offering credit and selling loans became so profitable that banks were making loans to people with very poor credit, NINJA loans to people with no income and no jobs, interest only loans, and that kind of thing.When the loans get called in, the whole thing starts to collapse. It is the investment banks that profited from the credit spiral. The more loans they could make, the more loans they could sell, and the more money they made. There were laws based after the Great Depression of 1930s to prevent this kind of thing, but the investment banks found their way around them...It is very ironic that it is some of these big investment banks that are now getting "bailed out." Bush bailed them out, the money was given to them with no stipulation about how they spent it. So a lot of it ended up paying executive bonuses and going into the pockets of profiteers...

You know in Ontario you can't always walk away from debt. It depends on just how it's done, but you can lose your house and sometimes the lender can come after you or your estate. They don't often, but they structure things so they can.
My very first clients as a realtor had paid 180,000 for their house at the height of the market. They could afford it but it was a bit of a stretch. After five years and a couple kids they needed to move for his job at the low of the market. I worked very hard and got multiple offers for their house and it sold for 132,000. That was a big hit for a couple of young people, but the option of walking away never came up. -

Yes, RTM. We did! And that is a big complaint that the Unions had in the 70's when the automakers were hurting so badly while the government eased trade agreements to allow the Japanese automakers to compete here, when we were (and maybe still are) not able to export cars to their country. Japan was subsidizing the industry on their side and we were providing a new market for them while our auto industry was on the skids.
That's was why the Carter Administration helped extend unemployment and re-training benefits to workers here who were completely displaced. It was the right thing to do then, and it's the right thing to do now - help maintain and GROW the middle class in this country.

You havent' read my post regarding foreign car automakers carefully. I was refering to the AMERICAN factories here employing Amercian workers that are owned by foreign automakers. It would of course be unfair to compare Amercian factories to Japanese ones for exactly the same reasons you are stating.
But here Japanese automakers have to obide bt American laws and pay American healthcare premiums, so the comparison is extremely vaild.

Rocktober, you are absolutely right when you say this is where CHARACTER comes into play. The banks have a way of rating people's character. It's called a Credit Rating. These new investment bankors deliberately encouraged people with low credit ratings to take out loans they couldn't afford. Often it was not the person who took the loan who was at fault, it was the banks and their officers, encouraging people to buy more than could afford.What annoys me so much are all the credit offers my husband and I used to get...sometimes as many as 20-25 credit card offers a week. Fortunately we had the good sense not to use this credit, but there are many people who got duped and taken in who can't even pay the minimum balance on their credit cards.It is the responsibility of those who lend to make sure that the people who borrow are good credit risks, and this is where the investment banks were at fault. Sometimes people lose their jobs, and they have no way of paying, even if they'd like to pay off their debts; sometimes these people are just naive and didn't understand the trouble they were getting into. The investment banks were too interested in making quick profits.

I would like to hear you arguments in defense of UAW. You seem to treat it as a foregone conclusing that UAW is good and paying people 95% while they may or may not look for a job is OK. And as far as the reiteree health insurance goes, a lot of Americans don't have it. So why should we pay GM bailout money that would go toward paying their healthcare insurance when a lot of us does not have this luxury.

President Franklin Delano Roosevelt, whose New Deal policies Obama wants to mirror, signed it into law to prevent commercial banks from engaging in investment banking. Investment banking, the kind of work done by Wall Street titans such as Lehman Brothers and Bear Stearns, raises money to package and sell securities such as the now-discredited "toxic" mortgage and mortgage-backed derivatives. Clinton, with the backing of many Republicans, allowed the banking/investment wall to fall by signing the 1999 Gramm-Leach-Bliley Act, repealing a large part of the Glass-Steagall Act of 1933. So, Linora, that's why since the 30's we've been in pretty solid, slow moving growth until the 1999 Act repealed it all ... after a few years of unregulated profiteering, it all came crashing down.

You might be right and in a year or so we will find ourselves in Great Depression II or we can find outselves in the beginning of another boom.
A few days ago I saw that guy on CNBC who does mathematical models for his clients mostly hedge funds. He told them to get 100% of their assets out of the market in Dec 2007. Now he tells them to put it all back in. Can he be right twice ? I don't know but he certainly has some credibility with his inital call. Warren Buffet telling that this is the time to buy. It's his thrid "buy" signal and the other 2 times he was right on the money.

Rock...these liberal banking policies continued and expanded during the Bush administration, where they went rampant. Bush was probably not intelligent enough to understand what was going on; everybody believed Greenspan, the Fed Guru who set policy under both presidents. Greenspan has recently testified before Congress to take the responsibility upon himself, to say that he was mistaken and did not foresee the problems that were going to develop with investment banks.
Many people were responsible, but pointing a finger at Clinton does utterly no good at all; it is not going to change the facts of the present day. It does not solve the problem. We should be focusing now on how to solve the problem instead of figuring out who to blame. And I think you need to focus on understanding things a little better before you go around blaming the home owners, the first time buyers, your friend who lost her house, and everybody else.

ilj - If you read my earlier post, you will see that I did say that there are some bad things about Unions, depending on the topic and particular situation. The bailout money,however, will NOT be going to fund my parents' healthcare, because the UAW had the good sense to purchase and takeover the healthcare management for retirees. It was one of the terms of the contract a few years ago. The trade-off was that retirees lost a few benefits, but they were exchanging for secuirty in cases like we face today - so that retiree health insurance wouldn't become a bargaining chip in exchange for government assistance or further contract negotiations.
As for the foreign automakers building cars here in the US, you will notice that they set up in non-Union states, but they do provide competitive salaries and benefits - that's my understanding anyway. Not sure about the healthcare for retirees - I don't have time to research it.
A great thing about Obama (as I recall - this trhead is about Obama...lol) is that he will NOT provide tax breaks to American companies who are shipping OUR jobs overseas. Unlike our current administration.

Interesting to wonder if Bush gets all his news from Faux also LOL--perhaps that's why he is unable to answer an interviewer's questions unless the question is a who what where and why--one at a time! Bush just failed throughout the latest interview. A psychologist explained that he does that to protect himself. He puts all these other supposedly "smart" people around him to deflect what is being done wrong, and then he can blame it on others (either those around him, or before him). He is simply unable to intellectually see what he might have done wrong. He is just unable to take a complex issue and break it down to solve it properly. So, he relys on others to tell him what should be done, and when it doesn't work, Bush has no inner resources to figure it out. Well, it all makes perfect sense!
Oh we are so ready for Obama to bring us all together.
Did you get the message from David Plouffe about having house meetings across the country on a particular day? Obama wants us to gather with our neighbors and friends and discuss what has been done so far since the election; and wants feedback from all of us on what should be done next to get us back on track. I'm looking forward to this! I certainly hope I can gather with my neighbors, one of whom appears to have changed position since the election--is even looking forward to Bush leaving office--this a neighbor who told me that because Bush was president he deserved respect. LOL Also, in the next topic of conversation proceeded to tell me that if I did not give my live to Jesus I would not go to heaven when I died. That only those who choose Jesus will go to heaven and be with the Lord. Floored me! Didn't even get that this person's religion was one religion and that it was only a belief--that could not be placed upon me--it was only to be placed upon this person, as this person so believed. Needless to say, that was the last neighbor dinner at their house. The others at the table were sitting there with their mouths open. Learned my lesson--no sex or religion discussions with neighbors--politics is fair game in my mind! Hee-hee.++++++++++++++++++++++++
I believe the box stores most damaging to our US economy are WalMart & Costco. I know, I know--"everybody" loves to shop there. Well, this is contributing greatly to the import of cheap goods from other countries, and yes our small businesses can't compete. Some cities in California have actually changed their general plan so no box stores can come within so many miles of them. Many of these small towns are thriving--others who let them in have seen the closing of many small businesses and services. It is very sad.
I come from a working class, pro union family. I wouldn't have it any other way. The union that represented me did a great job. I have excellent health benefits, and even for life after retirement. I'm not thumbing my nose at anyone on this. I would not have these critical benefits if I didn't belong to a union. The wages I was paid were 1/2 to 2/3rds less than the private corporations, but with our benefit package we still didn't come close to what non-union workers were paid in Silicon Valley during the top of the dot.com period. I don't see the unions responsible for any of what has gone on with the automakers. I see this government, as it has been run at fault. To pay companies stipends, or give them special tax breaks to take their businesses overseas is ridiculous. The government should have paid these businesses to keep their companies here and hire locally! It's outrageous how a small percentage of american citizens have been so greedy and walked over the backs of so many working class and middle class people to get the "goods." These CEOs and our government are cleaning the clocks of the middle class. The rich get richer and the poor get poorer. We see it everywhere. If you haven't seen the latest newsletter from Breast Cancer Action.org--take a look. Front page article about the lack of equity in health care when comparing white women to African American women. It is appalling! We need to unite together and fight for every woman in this country, no matter what race, religion, gender, age, etc.
I will not be "fixing" the economy this year buy going out and "buying stuff." Our Christmas consists of choosing 2 non-profits we support, and sending them the money we would spend on our family members. Only the grandbaby is getting gifts--and I am buying those at thrift stores--and getting great deals. I don't intend to bail out the automakers, wall street or the box stores! I've had it!

You know, I feel a little embarrassed to come over here and post when a difference of opinion turns into a personal attack. That's stupid!! We are here to talk and learn from each other, and often the differences of opinion can be productive because they energize some of the discussions Rocktober, I hope you don't feel insulted by what I have been saying here, I don't mean to insult you. What I am trying to do is help you see things a little differently and I think you do now. Later on you can do the same for me.
I don't have all the answers in recent weeks I've learned a lot and I think everybody here has a good head, but we come from different parts of the country, different backgrounds, different experiences and vive la difference!!! Let's learn from each other.

Linora: I live here in California, I know exactly what's going on.... you're the one who said that it made sense to walk away from houses that lost value ... even if you could pay it. I answered your incomplete statement about the depression and banking regulations. I never said CLINTON is the only one responsible. Neither is George Bush but everyone wants to blame only him and throw him in jail. Believe me, I don't like the guy...think he is as dumb as a box of rocks and that Cheney is evil ... but Clinton started it, Bush and his cronies continued it ... But regarding the houseing market .... I am saying TAKE RESPONSIBILITY, if you can pay the bill, pay it. Walking away from bills because you don't want to is immature, spoiled and making the others in the USA pay for your mistake. No one knew it was going to crash, no one thinks that these buyers were stupid ... heck, then, there were alot of stupid people here in California. But the average house was climbing at a rate of $80K per year and believed it would keep going. I was afraid to get an even bigger house because I need to make sure that my mortgage is affordable ... it's hard to pay when you are a single mom and don't get child support. So, I am still in my same house I bought before the houses went crazy in price. I can say, I should of have sold when it was at peek and then bought smaller since I am having a hard time in upkeep with my tired bones and joints from medication!!!
Linora, I have one friend who short sold ... hubby left her ... another set who are purposely walking away because of the decreased value. I can't respect that decision. And they are going to pull all their upgrades out that they paid cash for ... so it will make the house value even less. HOw do you pull out hardwood floors? Leaving the house without faucets? Taking out the crown moulding? It will just make the house harder to sell and at a smaller dollar. They are not caring about the neighbors ... and it's not the bank's fault ... this man was the realtor who sold all the house including his own house to himself!!!

If this isn't a Great Crash I don't know how to define one. Stocks were down another 7 percent today. Since the peak of last year, major stock indexes have dropped 47 percent. We're in range of the Great Crash of 1929.
Why is the Great Crash of 2008 happening? First, because investors are beginning to understand the enormity of the bubble economy that began to form in the late 1990s when all contraints were lifted on borrowing in order to buy everything that was assumed to be increasing in value -- starting with houses and including securities and shares of stock themselves. So-called "margin requirements," first instituted in the wake of the Great Crash of 1929, were all but abandoned, as big banks and hedge funds found ways around them.

Everybody is in a pinch now and we can't judge others without knowing all the circumstances and issues they are dealing with. I don't know why your neighborhood left her house, but it sounds very desperate situation.. It is easy for you to say,...well, these people can just pay their debts but for many this is an impossibility, because there are no jobs and no cash and they have no choice. Half a million people lost their jobs in October. There is no point in blaming the victims.

Linora, I didn't see your post, we posted at the same time ... I live here in California ... so it's effecting our whole economy and of all things I am in the RV industry. If the bailout doesn't happen, the chassis that GM and Ford build will be gone and so will our dealership. I am living on 1/2 of what I used to make ... it's very hard here. From other posts regarding Xmas budget you can see I am shopping for used things, even my daughter's winter coat came from the thrift store, as did mine.
No, I don't like personal attacks and I wish that we all could post together and people not call others names ... I understand what you are trying to do but no, I won't see that it's ever ok to just walk away from a bill that you can pay ... I understand walking away from ones that you cannot, it's life .. crap happens and you can't pay, what else can you do? But people bought cars and boats and motorhomes and houses .....if you can pay it, you signed your name that you would, there is no VALUE insurance, the bank doesn't promise that the value is gonna be there. That would be like the big business guys: private profit and public loss ... I disagree with that motto. I don't know if that's republican or democrat, I just know I disagree

Please re-read what I have written .. I am not blaming ANYONE who loses their house because they lose their job, husband or experience financial hardship. The people who make me mad are like the people in your scenario: the couple who have jobs (income didn't change) who bought a house, signed for a mortgage (payment not changing) who you said should walk away because the value is now half. The people who make me mad are like a set of my neighbors who CAN pay the bill but refuse to pay it .. I am not guessing, they told me.

ijl- to me there's a huge difference between judging arguably the worst president in our life time and judging anonymous homeowners experiencing financial difficulty. I judge Bush on his public record. What do you have against the UAW? I think that judgments against blue collar workers trying to have a decent life styles are much harsher than white collar folks who do the same.
LAP- Your comparison with credit cards is a good one. When I got my first credit card, you actually had to have income. Lots of smart kids have their credit ruined by companies promising low monthly payments to 18 year olds who had no idea what they were getting into.
djd, Talking about people on other threads reminds me of high school cliques. It's rude. The way I look at things, why give attention to people who say things I don't like. Like when one of the republicans comes on here to post negative thing about Obama or the democrats, I often wonder what the purpose is. I doubt they'd appreciate if i went over to their thread and posted negative Bush, McCain or Palin articles. They would, rightly so, consider me interloping. Thanks for bringing up the article about equity in health care. Your neighbor sounds annoying. I have no desire to talk about people who want to convert me. Folks can be as religious as they want, as long as they don't try to shove it down my throat or legislate against my rights.

Perhaps because you might learn something new and even change your mind. Keeping an open mind is a good thing. It reminds me of what happened on my daugther's campus a few months back.
Although university is pretty liberal , they actually decided to grant a request of Republican Students and paid 25K to invite Carl Rove to speak. My daughter who is a freshman is actually a Republican too,probably as a result of all these AP economics classes she took in high school.
Anyhow my daugther went to that event and was rather impressed with Rove she said he was very smart and eloquent but she was upset with all these students hurling random insults at him during the meeting. She said they were so stupid that she felt ashamed they were there.
And the pol-sci professors at her college said "When you listen to Rove you might find his arguments convincing, but remember who he is". It does say a lot about liberals inability to stay on issues instead of attacking people that say things they don't like.

ijk- At another event where Rove was invited to speak he was questioned about why he is against gay marriage and he couldn't come up with a reason. Rove impresses me as someone who is smart like a fox and also lacks the moral authority of a snail. Being bright when used for evil isn't something to be tout, in my opinion. Hitler was brilliant and look where that got millions of jews and two hundred thousand gays-- gassed. I would have probably gone to hear him speak too, and I would have never hurled insults at him. I don't approve of booing at sports games and philly is the booing capitol of all sports cities. We even booed santa claus. I have a feeling there will be legal consequences for Rove at some point in the future. Are you familiar with the case of ex-Alabama Governor Don Spiegelman? I believe you're generalizing from the specific about what one poly-sci professor said about Rove. Speaking of keeping an open mind, would you go hear Dennis Kucinich speak with an open mind? I sure hope so, because he has a lot of gread ideas for the country.

How can you compare Rove with Hitler ? Has Rove advocated killing all gays ? I dislike a lot of politicians but I would never compare them to Hitler as that would minimize of all the horrible crimes that Hitler comitted.
I would have no problems going to hear Dennis Kucinich. I am not sure I would find his ideas as being great for a country, but I am willing to give i a listen.

Ijl- I wasn't comparing the two- just giving a historical example of a brilliant man who used his forces for evil. I wasn't referring to Rove killing gays, it was hitler who sent 200,000 gays to the death chambers right next to the millions of Jews he slaughtered. I would never minimize what Hilter did, nor would I minimize the what Bush/Rove and co. did. Just because what Rove and Co did wasn't as overt and horrible, doesn't mean it wasn't also horrible and didn't indirectly result in a lot of Iraqi and American deaths, though.

I've gooled Kucinich and I don't know how much credibility he has since when he was Cleveland mayor in 1978, Cleveland became the first city to default since the Great Depression. Given this I don't kow whether his economic advice would carry much wieght

I wasn't talking about his economic policies, I was talking about his social policies, although I would assume, being the bright man that he is, that we would have learned something over the past 30 years. There are more issues than just the economic crisis that I think about.

Hi Amy, this response was most likely meant for me (grace). I was the one who posted RTM's post from the republican thread--so she's real nice here, and then goes there to stir the pot! Guess she didn't understand that I was referring to the repub thread!
Anyway, she's on ignore now so I don't have to deal with her again. so childish!
So, it looks like Clarence Thomas will solve the birth certificate lawsuits business. He is forwarding them to the whole court to read and respond--prevents this ridiculous sham from going to each court justice. Smart man (at least on this item). Then they will, as a group, deny the request to hear the lawsuit, and that will be the end of it once and for all. What a waste of time these small minded people are spinning their wheels on as well as everyone else's! To set the record straight, Toobin (on CNN) has confirmed that there is a valid usa birth certificate for Barack Obama, from the state of Hawaii, and it was posted some time ago when this whole birth certificate drama was put forward by persons who would like to find a way for him not to be sworn in Jan 20, 2009--counting the days!! Can't wait!

Waiting to find out how this SOS/Hillary Clinton/Caroline Kennedy scenario will play out.
From what I understand HC can be SOS if she gives up her Senate seat now (before confirmation--surely Congress will confirm her??) and then there is talk that Caroline Kennedy could step in to finish out the NY Senator's term. Just wondering what all of you think about this. And how will the conservatives place Obama in the scenario--responsible for making it happen, or if it doesn't does he face "heat" that he's made a bad decision, no matter what happens? Politics can be so weird sometimes.
